Buying a riad or a traditional house in a medina

A property description is a starting point for your checks. Compare the route to the entrance, the arrangement of rooms, natural light and the condition of the building. Ask which floor areas are documented and which information still needs verification. Your intended use should guide the comparison: a permanent home, a second home and a guest-house project do not have the same requirements.

Courtyards, terraces and building condition

Look at how the courtyard serves the rooms, how air moves through the house and how terraces have been maintained. Include the roof, drainage and existing water and electrical installations in the questions you prepare for a visit. Work that is easy to describe in an advertisement can have very different implications depending on the condition of the building and access for materials.

Access and everyday use

Walk the route from the nearest practical drop-off point or parking area. Consider the journey with luggage, shopping or building materials, as well as the needs of anyone who will use the property regularly. Visit at different times when possible: activity outside and quiet inside are part of how a house will work for you.

A guest-house project needs its own checks

A house with several bedrooms is not, by that fact alone, ready to operate as a guest house. Set out your proposed use and identify the building work, operating conditions and documents that need specialist review. Keep the purchase budget separate from the additional work and preparation your project may require.

Property in Essaouira’s medina

Give particular attention to sea-air exposure, ventilation, signs of damp and terrace maintenance. The practical route through the medina also matters when planning deliveries or work.

Property in Marrakech’s medina

Compare the neighbourhood, the approach through the derb, street activity, shade and the layout around the courtyard. These details can make two properties with similar advertised areas feel very different in use.
